Terms of Service

1. Acceptance of terms

By creating an account or using Realty Flow (the “Service”), you agree to these Terms and to our Privacy Policy. If you are using the Service on behalf of an organization, you represent that you have authority to bind that organization to these Terms.

2. The service

Realty Flow is a software tool that helps landlords manage maintenance requests, properties, tenants, and vendors. We may add, change, or remove features over time.

3. Accounts and eligibility

You must be at least 18 years old and provide accurate registration information. You are responsible for safeguarding your account credentials and for all activity that occurs under your account. Notify us promptly of any unauthorized use.

Tenant and vendor magic links grant limited access without an account. You are responsible for sharing these links only with the intended recipients and for revoking access (by deleting the relevant record) when it is no longer needed.

4. Acceptable use

You agree not to:

• Use the Service for any unlawful purpose or in violation of others' rights.
• Upload or store data you do not have the right to process, including personal information about tenants or vendors without a lawful basis.
• Attempt to access accounts or data that are not yours, or probe, scan, or test the vulnerability of the Service without authorization.
• Interfere with or disrupt the integrity or performance of the Service.
• Reverse engineer or resell the Service except as permitted by law.

5. Plans, billing, and trials

The Service is offered through tiered plans with different limits and features. Paid subscriptions are billed in advance on a recurring basis through our billing provider and renew automatically until cancelled. Plan limits (such as units and vendors) are enforced by the Service. Except where required by law, fees are non-refundable. We may change pricing with reasonable notice; changes apply to the next billing cycle.

6. Your content

You retain ownership of the data you submit to the Service (“Your Content”). You grant us a limited license to host, process, and display Your Content solely to provide and improve the Service. You are responsible for the accuracy and legality of Your Content.

7. Third-party services

The Service relies on third parties including Clerk, Supabase, Resend, and Vercel. Your use of the Service may also be subject to those providers' terms. We are not responsible for third-party services we do not control.

8. Disclaimers

The Service is provided “as is” and “as available” without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or secure. Realty Flow is a recordkeeping tool and does not provide legal, financial, or property-management advice.

9. Limitation of liability

To the maximum extent permitted by law, Realty Flow and its suppliers will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill. Our total liability for any claim relating to the Service will not exceed the amount you paid us in the twelve months before the claim arose.

10. Termination

You may stop using the Service and cancel your subscription at any time. We may suspend or terminate your access if you breach these Terms or to protect the Service. Upon termination, your right to use the Service ends; certain provisions (such as disclaimers and limitations of liability) survive.

11. Changes to these terms

We may update these Terms from time to time. When we do, we will revise the “Last updated” date above. Your continued use of the Service after changes take effect constitutes acceptance of the revised Terms.

12. Governing law

These Terms are governed by the laws of the jurisdiction in which Realty Flow is established, without regard to conflict-of-laws principles. Specify your governing law and venue here before publishing.
